Dean River Community Development District
Dean River Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on August 12, 2025 by the Volusia County Board of County Commissioners, Ordinance No. 2025-21 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
Dean River CDD is located entirely within Volusia County, Florida and covers approximately 182.29 acres of land. The site is generally located south of Old New York Avenue, west of Hontoon Road, and north and east of the St. Johns River.
The services provided by the District are described in Chapter 190, Florida Statutes.

Dean River Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on August 12, 2025 by the Volusia County Board of County Commissioners, Ordinance No. 2025-21 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The powers and functions of the District are described in Chapter 190, Florida Statutes. Consent for special powers is hereby given to the District’s Board of Supervisors to finance, fund, plan, establish, acquire, construct, reconstruct, enlarge. or extend, equip, operate, and maintain systems and facilities for parks and facilities for indoor and outdoor recreational, cultural, and educational uses, as authorized and described by Section 190.012(2)(a), Florida Statutes, and security, including but not limited to, guardhouses, fences and gates, electronic intrusion-detection systems, and patrol cars, as authorized and described by Section 190.012(2)(d), Florida Statutes.
